Selling a Home in Orlando

When selling a home in Orlando, there are many things to consider. Are you competing with many homes near theme parks that are attractive to foreign buyers? As a native speaker of both Portuguese and Spanish (perks of being born in Brazil to parents from Spain and Portugal), I can work very well with many international agents and their clients. Are you in one of the suburbs of Orlando, where competition is higher than ever due to the amount of growth of people moving in and not having enough inventory? I’ll make sure your property stands out as the best. Your home has a personality that you know best, and I want buyers to be able to see this for themselves so your home gets the attention it deserves.

  • In this call, the main objective is to see whether I’m the right fit for selling your home in Orlando. You’ll talk to me about what it is you are expecting, and you can ask me any questions you have about the process you are about to embark on.

  • To set the right price, we’ll need to consider the condition of the home, recent sales of comparables in the area, the current real estate market, and the dynamics of Orlando and surrounding areas.

  • We’ll then begin the home preparation. We’ll ned to make repairs, begin decluttering and staging the home so you can showcase to potential buyers why they should go with your property out of all the available homes in Orlando.

  • Once it is set I’ll list the home for you! I’ll handle all the marketing— the beautiful photography with the right lighting that gets people to click on the listing, the copy they get to read when they want to learn about the home, and promotions and ads that showcase your home in the best light. My husband is a tech marketer and keeps me well-informed in the space. We’ll apply the latest marketing tactics to promote your home.

  • We’ll schedule showings for the homes, plan an open house, and determine how to get as many people to see it as possible.

  • When you start to receive offers, we’ll review them and decide whether to accept, reject, or make a counteroffer.

  • If you accept the offer, I’ll work with the buyer’s agent to negotiate the terms of the purchase agreement, including the price, closing date, and any contingencies.

  • Once the purchase agreement has been signed and all contingencies have been met, you’ll sign the final paperwork and transfer ownership of the house to you. I’ll then ask you for a selfie and we’ll take a picture celebrating the day!

If this sounds good to you, I’m ready for you. You don’t have to be at the stage where you’re ready to move forward with selling your home in Orlando. You may have questions that you still need to understand and I’ll be happy to answer them regardless of whether you move forward in this journey with me or not. It makes me happy to be able to help you understand this process, as I think it can sometimes be unnecessarily complicated.

Every journey starts with a small action. Give me a call or shoot out a text, this could be the start of something big!
